Regeneration Success

The Regeneration Group was formed in 2012 as a 50:50 joint venture with Colin Benson. The company was created with the specific aim of seeking out opportunities in the industrial sector where value could be added by significant investment in terms of refurbishment and remodelling. In short – we are breathing new life into redundant industrial buildings.

The inaugural purchase was quickly identified - a 60,000 sqft industrial estate in Congleton, Cheshire – acquired from receivers in August 2012. We saw the property as an ideal opportunity to remodel and refurbish the part-derelict estate to offer units to owner-occupier industrialists and warehousing firms.

Work started immediately with some fundamental improvements to secure and make the space meet the needs of businesses, including some demolition. There was an immediate reaction from local firms and we quickly sold two units, one a "double", plus part of the site. Early approaches from purchasers enabled work to be tailored and adapted to meet specific needs. Subsequently all the other units were sold and along the way the team maximised the excellent covenant strength of TRAVIS PERKINS by extending their lease on the largest unit on the estate. Travis Perkins were willing to do this because of the improved site management and accompanying site enhancements. This attractive investment was sold at a London auction in 2013.
