Regeneration Success

The Regeneration Group was formed in mid 2012 in a 50/50 joint venture with Colin Benson. The company was created with the specific aim of seeking out opportunities in the industrial sector where value could be added by significant investment in terms of refurbishment and remodelling. In short – we are breathing new life into redundant industrial buildings.

The first purchase was quickly identified - a 60,000 sq ft industrial estate in Congleton – acquired from receivers in August 2012. We identified the property as an ideal opportunity to remodel and refurbish the part-derelict estate to offer units to owner occupier industrialists and warehousing firms.

Work started immediately with some fundamental improvements to secure and make the space meet the needs of business, including some demolition.
There was an immediate reaction from local firms and we quickly sold two units, one a "double", plus a part of the site. Early approaches from purchasers enabled work to be tailored and adapted to meet specific needs. Subsequently two further units were sold.

The Regeneration team then concentrated on maximising the excellent covenant strength of TRAVIS PERKINS by extending their lease on the largest unit on site. Travis Perkins were willing to do this because of the site management, with accompanying improvements and enhancements on site. We subsequently put the attractive investment created into a London auction May 2013.

The remaining property comprises three combined units currently available as one totalling 14000sf – splitting the likely future option as customers are found.
